Do houses sell in the winter?

sold signIt’s a question we get all the time in the Fall…

“Do houses sell in the fall?”

The answer is a resounding yes. Lets take a look at the data.  7,071 residential properties sold on the Spokane MLS.

Broken down by quarter Residential Sales:

4 1,193 17%

In Fall and Winter Quarters (1 and 4) we see 43% of the closed Spokane Residential Home Sales. Overall the sale count remains consistent quarter after quarter with the exception of 2nd quarter where we see a 6-7% bump over other quarters.

If you’re considering selling your house there are a number of reasons why the Winter is a Great time to sell your house.  Generally speaking, inventory declines sharply in the winter.  This is because it is widely believed that homes do not sell in the winter, but here’s the kicker…

They do.

Having your home on the market in the winter months, provides you less competition, and the buyers looking in the winter months are very serious.  With reduced competition buyers NEEDING to move in the winter months will select a home from available inventory.

At the onset of 2014, it was predicted that interest rates would rise sharply throughout the year.  This did not happen, but in time, will.  Sellers should be advised to take advantage of historically low interest rates and the benefit of standing out during seasonally low inventory in the Spokane Market.
