My Action Marketing Plan

I believe in active marketing practices. It’s true that any agent can get your listing on the MLS, but to effectively market the home it takes much more than that. I have invested in several tools which increase the exposure and performance of my listings.

Personalized Signs: Having personalized signs helps sell a listing significantly. Rather than having prospects dial into the office and receive the person on Floor Duty, they call me direct. I’m able to provide intimate firsthand knowledge of the property immediately, answer questions competently and provide a level of service that is greater to both the buyer and seller.

Realtor.com Showcase Listings: All of my listings are featured on Realtor.com Showcase Listings. I’ve provided some information regarding the benefits of this package in this folder. With over 82% of buyers starting their search online with Realtor.com and its affiliates, the investment was a no brainer for me. In fact, studies have shown that the two most important features when looking for a home are photos and detailed descriptions. This tool allows me to post up to 25 photos of any property I list and accommodate them with vast detailed descriptions - that’s 16 more photos than the MLS allows! Additionally - a 2005 profile of home buyers and sellers showed that buyers are nearly 5 times as likely to purchase online rather than from a newspaper. Using the internet I’ve attracted buyers from as far away as Germany and the Middle East. In today’s ever-shrinking world - the internet is a powerful tool for marketing your property and getting it SOLD.

Homes & Land: I have purchase ½ page and can expand to a full or multiple pages on a whim to advertise my listings. There are at minimum 20,000 guides distributed monthly around Spokane. I chose the guide primarily because it has national exposure and attracts viewers to their website from all over the country. Two thirds of Washington’s growth is estimated to be from out of state making Homes & Land an excellent choice to feature your home.

Other Periodicals: I also advertise frequently in our companies strategically reserved pages in the Real Estate Book and Homes and Land. With inside covers in the book, our ads are some of the first to be viewed by readers.

Newspaper: All open houses are advertised in the newspaper; this increases traffic and helps your home receive more attention.

Craigslist: I refresh my ads on Craigslist every 48 hours (that is as often as they let you refresh an ad). This keeps my ads on top of Craigslist daily, and yields 5-12 leads weekly for my advertised properties.

TourFactory: Not only does it provide a great medium for virtual tours, I’ve also purchased a package to distribute the virtual tour through Realtor.com and their affiliates as a Featured Tour. This syndicates the tour to all of Realtor.com’s affiliates.

Video Tours: I build custom video tours narrated by myself to distribute online. Since I’ve been doing this I’ve had over 4,000 views on my video tours and countless inquiries on the properties I advertise.
